Well, you won't like the answer, but I'll tell you what you need to know, not what you want to hear. That is my job!
The only a reason a home does not sell is price.
No really. No matter what you are told, it is price ultimately that can sell or NOT sell a property.
With the Multiple Listing Service (MLS) every REALTOR is notified when a property is available for sale, who will in turn notify every prospective buyer in their files UNLESS the home is perceived to be overpriced.....the only reason is price.
If there are no buyers, there will be at a lower price.
If the agent does NO marketing, it does not matter - 95% of all all homes sell off the sign and REALTOR cooperation through the MLS. Newspaper ads and website ads don't sell the home. Ads only make the phone ring and typically buyers who do end up buying, don't buy the house they called on in the first place! The true purpose of all marketing is to get the potential customer to make contact!
What if the property is in a bad location, bad condition, or offered with bad terms? Then drop the price. Price must be the compensating factor in these situations!
If it takes 6 months to sell a home in your area that is priced fairly, the only way to speed the process is to drop the price.
If you really want to sell quicker, then 5% below the market (depending on local market factors) will make it happen...not 4%, not 3%. Anything less than 5% and you will have to wait for the market to get around to noticing you. Sometimes tomorrow, sometimes next year.
Price is the only significant equalizer of all the parts that make up a home. |
